Job Summary:
The Parking Manager is responsible for overseeing all aspects of parking operations, vendor management, pricing strategy, technology integration, and customer experience. This role ensures that parking services are efficient, financially optimized, and aligned with business goals while delivering a seamless experience for residents, office workers, and visitors.

Duties and Responsibilities:
Vendor Oversight & Contract Management
- Serve as the primary point of contact for third-party parking operators for Playhouse Square owned parking lots and garages.
- Serve as the primary contact for valet services for Playhouse Square.
- Ensure vendors meet service level expectations and contract requirements.
- Develop and implement performance metrics to hold vendors accountable for efficiency, cleanliness, safety, and overall service quality.
- Oversee vendor-related costs, track expenditures, and identify cost-saving opportunities without compromising service quality.
- Schedule recurring meetings with third-party parking operators to review performance, discuss upcoming needs and address challenges.
- Ensure smooth coordination between vendors, internal teams, external stakeholders, particularly during high-demand periods, events, or facility maintenance projects.
Parking Strategy & Inventory Management
- Monitor parking demand across different user groups, including internal departments, resident companies, office tenants, residents, and event attendees.
- Collaborate with the parking operator to develop and maintain an active parking inventory strategy to optimize space utilization.
- Track real-time and forecasted occupancy data to improve efficiency.
- Collaborate with Finance Department to confirm accuracy of monthly reporting and financials.
Pricing & Revenue Optimization
- Collaborate with the parking operator to recommend dynamic pricing strategies based on usage patterns, market trends and event schedules.
- Collaborate with finance and the parking operators to track revenue and recommend adjustments.
Technology Integration & Innovation
- Assess and recommend parking technology solutions, such as access control, payment systems, and license plate recognition.
- Ensure seamless integration of parking systems with other real estate technology platforms.
- Stay informed on emerging technologies related to mobility, smart city infrastructure, and parking innovations.
Budgeting & Capital Planning
- Prepare and manage the parking budgets, including operating cost forecasts and revenue analysis.
- Assist in capital planning efforts for garage improvements and technology upgrades.
- Coordinate with internal facilities and parking operator to identify infrastructure investments.
General Administrative
- Member of Playhouse Square Real Estate team.
- Perform other duties as assigned by Vice President of Hospitality.

Qualifications
- Three to five years of parking operations management experience.
- Experience in vendor management.
- Policy development, report writing and data analysis.
